Step 1

Before you can buy a home, you need to determine what you want and need in it. When you decide to buy, ask yourself why. Do you want to stop paying rent, build equity, own a place of your own, raise a family or simply move into a larger home? Regardless of the reason, list the type of home you’d like and the location where you want to live. Be specific. Separate your “must haves” from your “want to haves.”

From the general to the specific, think of yourself as focusing on a target. The area (city, town); the neighborhood (older and settled; sparkling new; a particular school zone; recreation facilities; and other services in the community (transport, day care, library, stores, entertainment) should be considered. Decide how long you are willing to commute to work.

Think about home styles. Do you need a one-level home, or stairs? Consider size and kind of property. Would you prefer a newer home or maybe an older one that you can fix up? If you plan to sell this home, consider how long you expect to live there.

You can use a mortgage pre-qualification to estimate how much you can afford once you have determined your needs. Once you have been pre-qualified, you can start the buying process. By doing so, the lender verifies that you are prepared to buy and has checked your credit.
